One of the most common conversations we're having at the moment starts with a simple question:
"Can I build a house in my garden?"
Sometimes the answer is yes.
Sometimes it's no.
Most often, the answer is that it depends on access, planning policy, neighbouring properties and the quality of the proposed design.
As land values continue to rise and pressure grows to deliver more housing, backland development is becoming an increasingly important part of the conversation. Small sites that might once have been overlooked are now being assessed as potential locations for new homes.
The challenge is making sure they're developed well.

Backland development refers to building on land behind existing houses, often within large rear gardens, former garage sites, service yards or other underused plots.
The concept isn't new. Many successful developments across London sit behind existing streets and have done so for decades.
What's changed is the growing recognition that small sites can contribute to housing supply without requiring expansion onto undeveloped land.
From a sustainability perspective, that's significant.
The roads, utilities, schools and public transport infrastructure are already there.
For homeowners, garden development often starts with a practical opportunity.
The land is already owned.
There is no separate site acquisition.
In some cases, the new home may be intended for a family member. In others, it may be retained as a rental property or sold to fund future plans.
Whatever the motivation, the same questions tend to arise:
Is planning permission likely?
Can the site be accessed properly?
Will neighbours object?
Will the project be financially viable?
Those are the issues that determine whether a site has genuine potential.
A large garden doesn't automatically make a site suitable for development.
Planning officers will generally focus on a number of key considerations:
In many cases, the design itself becomes the deciding factor.
A carefully considered proposal often succeeds where a larger or more aggressive scheme would struggle.
The first thing we assess on most backland sites is access.
Can people reach the property safely?
Can emergency services gain access?
Can bins be collected without creating operational problems?
Can construction realistically take place?
Many otherwise promising sites become difficult because of access constraints.
Resolving those questions early saves significant time and expense later.
Backland development is often described as sustainable because it makes use of land within existing settlements.
That's true, but it's only part of the story.
The building itself also needs to perform well.
For us, that means reducing operational energy demand through good fabric performance, airtight construction and careful detailing.
It means considering embodied carbon in material selection.
It means creating homes that remain comfortable during increasingly hot summers while requiring minimal energy to heat during winter.
The most sustainable backland home isn't necessarily the smallest one.
It's the one designed to perform well over the next fifty years.
One of the risks with garden development is trying to squeeze too much onto a site.
The best projects tend to be the opposite.
They make efficient use of space without feeling constrained.
They provide good daylight.
They offer privacy for both new and existing residents.
They create a clear relationship between building and landscape.
In many cases, the design challenge is not how much can fit onto a site, but how little can be built while still creating an excellent place to live.
Planning decisions are ultimately made by planning authorities, but neighbours remain an important part of the process.
Concerns about overlooking, loss of sunlight and increased activity are understandable.
We've found that many concerns can be addressed through straightforward design decisions and early communication.
Careful positioning of windows, thoughtful landscaping and appropriate building heights often resolve issues before they become formal objections.
Before spending money on detailed design work, it's worth understanding the fundamentals:
A feasibility study can answer those questions before significant investment is made.
Sometimes the outcome confirms a strong opportunity.
Sometimes it identifies constraints that make development unrealistic.
Either way, it's useful information.
The UK needs more homes, but it also needs to use land more carefully.
Backland development isn't the answer everywhere, and not every garden should be built on.
Where the right conditions exist, however, small sites can provide well-designed homes within established communities while making use of existing infrastructure.
The challenge is not simply finding space to build.
It's creating places that people genuinely want to live in.
