Architect Fees in Barcelona: A Guide for Expats & New Builds

If you've recently moved to Barcelona, or you're planning a renovation or new build here, the cost of an architect is usually one of the first things you want to pin down. Close behind it comes the question of finding an English-speaking architect you can actually trust with a project in an unfamiliar planning system.

What architects charge in Barcelona

Architect fees in Spain typically fall between 5% and 15% of the total build or renovation cost. On a construction budget of €400,000, that means an architectural fee somewhere between €20,000 and €60,000, depending on the complexity of the project, the level of service you need and the sustainability ambitions you set.

Our aim is to make that fee earn its keep. A well-designed low energy home costs less to run every year you live in it, and thorough drawings and coordination prevent the expensive mistakes that come from unclear scope or gaps between consultants. The fee buys the building, but it also buys the problems that never happen.

How we price projects

We tailor fees to the size and scope of each project, and every proposal sets out in plain terms what is included and what isn't.

A percentage-based fee is the most common arrangement for larger renovations and new-build homes. It scales with the construction cost and reflects the depth of design work, collaboration and project coordination the job requires.

A fixed fee suits smaller, well-defined projects such as licence submissions or early-stage design, where you want to know exactly what to budget from day one.

An hourly rate works best for feasibility studies, planning advice and one-off consultations.

Whichever structure fits, our proposals break the work into clear phases: feasibility and concept design, planning permission, technical drawings, on-site support and sustainability coordination. You can see where each euro goes and choose how far you want us involved.

What affects the fee

Five factors drive most of the variation in architectural costs in Barcelona:

  • Project complexity. A light refurbishment is a very different job from a deep retrofit, a rooftop extension or a Passivhaus-level new build. The more the building fabric is opened up, the more design and technical resolution the project needs.
  • Scope of services. Drawings alone cost less than full support through contractor selection, site visits, interior detailing and energy performance design. Most of our clients relocating from abroad choose the fuller service, because it replaces the local knowledge and contacts they don't yet have.
  • Sustainability requirements. We specialise in low energy design, from high-performance insulation and natural ventilation to material reuse and solar strategy. The sustainability scope shapes the level of detail in the drawings, and it also shapes the running costs of the finished home.
  • Experience and local knowledge. A practice with a track record, fluency in English and a working relationship with the local system tends to cost more up front, and tends to save that difference in avoided mistakes and delays.
  • Local bureaucracy. Barcelona has its own rhythm. Planning permissions, heritage constraints and energy performance targets all take time to navigate, and part of our job is making sure none of them arrives as a surprise.
