Office buildings love rhythm: wide floorplates and deep façades give you the perfect template for hotel layouts — think suites flanking a central corridor.
Ceiling heights are your friends: They invite more light, better acoustics, and allow for layered services (especially for insulation, MVHR, and drainage).
Existing cores = cost savings: If you can use what’s there, your budget will thank you.
Guests demand silence: You’ll likely need to upgrade glazing, especially in busy zones. Better to plan early than pay later.

Our tip: get into the bones of the building. Use digital twin modelling and sunlight tracking tools. The earlier you understand the structure’s quirks, the more imaginative — and efficient — your designs can be.


Planning permission: Get the groundwork right

This isn’t a permitted development shortcut. It's a full-scale transformation.
And that means:

  • ☐ A considered planning statement rooted in policy
