Private Building Control vs. Local Authority Building Control: A Guide by RISE Design Studio

When planning a significant project such as an extension, renovation, or a new build, securing Building Control approval is essential. This process ensures your project complies with current Building Regulations, safeguarding safety, energy efficiency, and structural integrity.
To meet these requirements, you'll need a Building Control Inspector to review your project, approve it, and issue a Completion Certificate. You can choose between two pathways: Private Building Control or Local Authority Building Control. Here's what you need to know about both options.

Regardless of whether you choose a private or local authority inspector, both must adhere to the same Building Regulations. Their responsibilities include:
- Reviewing and approving technical drawings.

Fees for both private and local authority inspectors are largely influenced by your project's size and complexity.
- Private Inspectors: Costs are typically quoted on a project-by-project basis.
- Local Authority Inspectors: Fees are published on your local council's website.

Structural Warranties: An Added Layer of Protection
When undertaking a major construction project, it’s wise to invest in a structural warranty, particularly for new builds. This warranty provides protection against defects and structural issues for up to 10 years after completion.
What Does a Structural Warranty Cover?
While specifics vary by provider, common coverage includes:
- Deposit Protection: Safeguards your deposit if construction stops unexpectedly.
- Defects Insurance: Covers minor non-structural issues for two years post-completion.
- Structural Insurance: Protects against structural damage after the defects insurance period.
- Building Control Cover: Addresses compliance issues with regulations and material misuse.
Why Invest in a Structural Warranty?
Beyond peace of mind, a structural warranty is often a requirement for resale or financing. Banks and mortgage providers typically insist on one before approving loans on the property, ensuring its long-term value and safety.
