RIBA Stage 5: From Dream to Built Reality - The Construction Chapter

At RISE Design Studio, Stage 5 is where we roll up our sleeves.
It’s the moment your architectural dream stops being lines on a page and starts becoming timber, brick, steel, and light. It’s messy, thrilling, and deeply satisfying. It’s also where the project faces its biggest tests - of design, of coordination, and of commitment.
Welcome to the construction site.
Construction Is Not the End. It’s the Turning Point.
We often say that design isn’t finished when the drawings are signed off. In many ways, it’s just beginning.
RIBA Stage 5 – the Construction stage – is where every decision made in a studio gets translated into the real world. And that’s no small feat.
Because buildings aren’t made by architects alone, this is a collective act carried out by contractors, structural engineers, quantity surveyors, joiners, roofers, electricians, and more. Our role as architects shifts slightly here: from creator to conductor.
We keep the whole thing in tune.
A Solid Contract Is Like a Good Pair of Boots
Before any foundation is poured or steel beam hoisted, we make sure the legal foundations are just as robust as the physical ones.
A clear, comprehensive building contract - often a JCT contract - acts like a compass. It defines who’s doing what, for how much, and by when. It protects everyone involved, especially you, the client. We guide our clients through this process to ensure they step into construction with eyes open and expectations clear.
Without this? You’re navigating with no map, no compass, and a fog rolling in.
Building with Intent
What does good construction look like? At RISE, it’s more than accurate measurements and on-time deliveries. It’s purposeful building—structures that will last, perform beautifully, and leave a light footprint on the planet.

Sustainable construction isn’t a buzzword here. It’s the baseline.
We specify materials with low embodied carbon. We reduce waste on-site. We design for energy efficiency—triple glazing, airtightness, MVHR systems, orientation-led shading. These aren’t nice-to-haves; they’re part of how we futureproof your home or building.

We design buildings to stand for generations. Robust detailing. Fire-safe materials. Considered use of every element. Whether it’s CLT panels or reclaimed brick, we think about how it weathers, performs, and protects.

No shortcuts. No fudging. We make sure every screw, socket, and stair tread complies with the regulations. From fire safety (Part B) to airtightness and insulation targets, we’re rigorous.

We’re on site regularly, not just to admire the view, but to spot issues before they become delays.
Sometimes, a builder’s interpretation of a drawing needs a gentle nudge. Sometimes, more than a nudge. That’s our job.

It’s easy for a clever design idea to get “value engineered” out of existence on-site. We’re there to make sure that doesn’t happen. That the shadow lines still work. That the raw concrete soffit is still exposed. That the view from the kitchen window is just so.

Construction throws curveballs. We don’t flinch. Whether it’s discovering an unexpected drain run or a supply chain issue with a material, we adapt. Fast. Intelligently.

We don’t leave clients guessing. We bring you into the loop with clarity—progress updates, photos, cost control, honest advice. You’ll always know what’s happening, and why.
Managing the Numbers Without Losing the Soul
Money is never out of mind in Stage 5. But managing a budget doesn’t mean killing creativity.
Our approach is to protect both. With monthly valuations, clear variation processes, and careful coordination with the contractor, we make sure your budget is respected—and your vision uncompromised.

From Our Projects: What This Looks Like on the Ground
In Queen’s Park, a compact Victorian terrace became a low-energy retrofit benchmark. It required creative detailing, working closely with a builder willing to embrace new techniques, and constant on-site collaboration. The result: a home with 75% less energy consumption and uncompromised elegance.
On another project—a CLT yoga studio—we worked with the structural engineer to adjust on site in real time when unexpected soil conditions were discovered. The solution: a floating slab foundation that preserved both timeline and timber.
That’s what Stage 5 looks like when everyone’s aligned.
